Covenants & Deed Restrictions
- Access to all lots will be through Gated Entry
- No driveway or vehicular access to lots from Stonehaven Drive except from Lakefront Lots
- All vehicular access for lots on Stony Point will be from the Stony Point Right of Way. No vehicular access from FR 2240
- All utilities will be installed underground or wireless. Satellite dishes will be less than 3 feet in diameter, or screened from neighbors and roadways. Propane tanks will be screened from neighbors and roadways. Screening methods must be approved by Seller. No other above ground storage tanks of any kind will be allowed without previous approval by the Seller.
- One residence per lot. Lots cannot be subdivided. Lakefront lots will be limited to one additional structure (not including a well house that does not exceed 50 sq. ft.) that must be connected to the main residence by a covered walkway.
- Aerobic Septic Treatment systems are required on Lakefront lots.
- All structures are to be pre-approved by the Seller before construction begins. Plans presented for approval will include a plan for erosion control, a plot plan of that lot showing all structures, driveways and parking areas as well as septic location. Elevations of all structures will be included. The height limit for any accessory building will be 25 feet and the primary Residence or Guest quarters will not exceed 35 feet unless approved by the Seller.
- All foundation plans must be approved and stamped by a state of Missouri qualified structural engineer. No exposed concrete or concrete block foundation or basement walls in excess of 18”.
- Half of the exterior elevation square footage of the Residence must be natural stone. Additional structures must match the architecture of the Residence. Additional structures must have a minimum of a 30” wainscot of brick or natural stone, including well houses. All exterior fireplaces must be stone.
- No modular or pre-engineered housing. Trailers, travel trailers or motor homes will not be allowed to be parked outside on any lot for any reason. Residents may use a lot provided by the Seller for storing boats, motor homes or trailers or they will need to be garaged.
- Roofs must be heavy weight asphalt composition shingles, concrete or fiberglass tile, or seamed metal roof.
- All lots (including their respective easements) must be maintained and mowed before, during and after home has been built by the lot owners. No camping on any lot before house has been built.
- Farm animals are not allowed on Lakefront Lots. Other lots may keep farm animals at a ratio of one per acre rounded up to the next full acre. Pasture will be available for lease on a first come first serve basis for Stonehaven Residents only. A perimeter bridle trail, the Parks of Stonehaven and access to the undeveloped open spaces of Stonehaven will be exclusively available to the Residents of Stonehaven.
- Dogs, cats and other household pets may be kept in reasonable numbers provided they are not kept, bred or maintained for commercial purposes. At no time will any animals be allowed to run at large. Swine, reptiles, exotic or dangerous animals are prohibited.
- No on street parking. Tractors, trucks over one ton capacity and cargo trailers will be garaged. All vehicles must be currently licenced and in operable condition. No machine parts or household appliances may be kept in an exposed manner. No junk or brush will be allowed to accumulate. Lot owners are responsible for maintaining their property in a clean and attractive manner. Garbage cans will be kept securely covered and the contents disposed of frequently.
- The Parks and Open Spaces of Stonehaven are intended for the day use of the Residents of Stonehaven. Overnight camping is not permissible in Stonehaven.
